Definately not what you want if you are looking for a 5 Star experience

Rooms are okay, but way overpriced if you plan on vacationing anytime other than the off season. Some rooms are falling apart and smell of old hotel. Building is in the process of being remodeled, but in a hack job manor.

Don't waste your time and go in the off season...almost nothing is open and you have to look hard just to find somewhere to go for dinner.

Great value. Good breakfast. Beautiful setting.

While the decor and appearance may be very "Motel", simple and bare bones, everything was clean and well maintained. It is one of the few places to stay that has a major size pool and beachfront location. It may be a long walk to the center of town, but it is next door to one of the best restaurants in PTown (The Red Inn). What you save on room rates allows you to stay twice as long in PTown and afffort the great restaurants.

Perfect location

The location unbeatable, the hotel itself is aged out. need loads of investments to keep up with the surrounding smaller new hotels!

Remarkable potential

TV not working. No one answered at front desk. Water on bathroom floor. If you are desperate for a place to stay that has a gorgeous view and very so-so everything else then this is ok. Breakfast is pleasant. Needs a major makeover from a pro.

Beautiful Place to Stay

This is a wonderful location in P-Town... Easy walk to all of the attractions down in the Town, and close driving distance to Race Point and other beaches. My only regret is that I only stayed one night!!! I was worried due to some poor comments I've heard about the P-Town Inn, but these negatives proved to be totally out of context when you consider the age of the fine "Lady" and that she is vertually on the ocean!! I will be going back, but this time for several days. It is a wonderful place to stay...

Aging Lady of the Sea

Upon arrival we were perplexed as to what we would find in our hotel room. From the outside and the hallways this hotel looks as though it may have seen it's heyday in the 60's and 70's. That said it was a great location, just far enough out of the fray of P-town, with a stellar view of the tip of Cape Cod right in front of our window. There was quite a bit of activity throughout the weekend, but the hotel was quiet at night. The walk into town was about a mile and a half, great if you are a walker because the far end of Commercial Street is about three miles, then you have to walk home. I would recommend bikes or a cab at the end of the evening. Our room was freshly painted and the king sized bed was very comfortable. If you are not expecting the Ritz, then you could get by here on the view alone. We would definitely return.
