Perfect little getaway...
This is a hidden little gem in New Orleans. The place is away from the French Quarter enough to to give you a quiet night, but close enough to get you there in 5 mins driving. Great Staff!!! Will be back to this place for sure!!!

I will go back!!!
when you arrive your wondering if you made a mistake - but go inside!!!! The staff was GREAT!!! the room has so much personality and was very sweet!!! if you want a view, ask for a upper room with the balcony - but this HUGE home turned hotel - holds a New Orleans flavor that I loved!! The trolley was right at the end of the steps of the hotel and just about everything I wanted to visit was reachable by trolley. The only improvement I would suggest is parking - Although the parking was on the street and surrounded by the New Orleans Private patrol cars - being from out of town I was nervous - my car and I were safe and the people from the staff of the hotel, the trolley, every where I went were friendly and kind - I love New Orleans I just didnt have enough time - next time I will!!

Garden District Hotel
This hotel is in an old Gardent District House. The rooms were small, but clean. Staff was friendly. Ceiling fan did not work. It was brought to the staff's attention, but was not fixed. Off street parking was advertised. Their definition of "off street" meant not the main street, but a well traveled side street.

HORRIBLE
When we first walked in we were given a tour through the main building of the hotel by the clerk at the front desk (I wasn't aware there were multiple buildings at this point, but didn't really think it made a difference). It matched the description of the website and we were quite excited for our stay. After we signed all of our paperwork and charged for the room, we were told "oh, by the way you had the last reservation of the evening and will be staying in one of our rooms located in the next building." The room was described as "burlesque."Um, wierd description, but I can be pretty open to things...right?The room was on the second floor above the pizza place/bar which was in the next building. Apparently the two buisinesses have an agreement which allows the hotel to use the second floor for extra rooms. As we walked in to the room we were greeted by a wall of moist heat, even hotter than it was outside of the hotel (our checkin was during the evening, maybe 80 F outdoors). Our clerk stated "wow it's hot in here the maid probably forgot to turn on the A/C before leaving" As she walked towards the A/C unit, she admitted "Well, it's on high, and it is blowing really cold air" She tried to assure me that it would cool off soon. As she left we looked at our room which did not, what so ever, match the hotel website. Red velvet was found everywhere in the room... there was even a circular bed with a red velvet comforter containing many "white" stains, and a large square mirror on the ceiling. I could not stop thinking of all the adult videos that would have been filmed there. We turned off all the excess lights in an attempt to see if the room would cool down, it did not. The door to the pizza joint could be clearly heard slamming approx every 6-8 min followed by the laughter and intoxicated chatter of its patrons. After sweating for an hour (the temp of the room hovered around 98 F) and clearly hearing the conversations of patrons inside and outside of the resturaunt we had enough. I spoke to the clerk who stated that there wasn't anything she could do for tonight but would but speak to her manager tomorrow, adding that the room was already paid for throughout the weekend and since we already signed the paperwork that a refund would not be given. I handed my keys back, and stayed in another hotel that evening and the rest of the weekend. The manager never attempted to contact me in regards to my room at any point and I certainly was charged for the entire weekend. I'm sure the rooms located in the main hotel are lovely and I have an appreciation for "mom and pop" businesses, but I cannot give my patronage to establishments that operate in such a manner. I live an hour away from New Orleans and visit at least a few times a year. I've been to many "sketchy" hotels, but this one really was the worst I've ever been to. [...] Never again.

Excellent!!!
When we arrived, the owner was waiting up for us because our room was pre-paid, but we didn't arrive until @ 1a.m. She allowed us to remain parked in front of the hotel overnight, offered to help bring in our luggage, and showed us to our rooms. The office staff the next morning (owner's neice) gave us great direction on how to get to the French Quarter on the streetcar that picks up just across the street from the front door and told me where I could park for free. There is even a relaxing patio to hang out on in your leisure time. It felt like home away from home and a place among friends. I couldn't have asked for more. This is where we'll stay every time we return to New Orleans. When you pull up, the look is unconventional for a hotel (looks more like a bed & breakfast to me), but once you step in you'll instantly fall in love. Also, there's no pool, which a lot of children travelers enjoy. We didn't like VooDoo B.B.Q. next door as previous guests who raved about it did (met some friends there for dinner), but please try Zea Grill 2 doors down if you're looking for healthier, more variable food choices.

Some of the streetcar drivers were very rude and wouldn't let people on who didn't have exact change. Please know that the machine gives you change in the form of a refund card that you can only use on future rides. If you're riding multiple days, just use the refund card another day. I did that and never drove at all during my stay. If not and you can, avoid unnecessary hassles and have exact change.

Avenue Garden Hotel
The hotel is kind of questionable when you first see it. NOT THAT IT LOOKS BAD, it is just not your usual hotel, so know that. It is actually more likd an old house. Once inside, you immediatly notice the real Nawlins charm of the place. High painted vaulted ceilings, quaintly decorated hallway. Family style sitting area. Lovely patio. The breakfast set up is adequate, if you just want a quick something to put in your mouth. Two kinds of cake, Bagels with cream cheese topping. Packaged oatmeal and ice tea and coffee. Perhaps a few more items I forget, but it is a cute setup. The room was small with a small refrigerator. (didn't get that cold, but it is small) Comfortable bed. Airconditioner with ceiling fan. Standup shower. Quaint. If you are looking to get an authenthic feel of New Orleans, then this is the place for you.

Right next door is the St. Charles Tavern. Get the seafood omelet...YUMMY!!! A walgreens is within walking distance. The Cheese cake bistro is nice and the food is good. Also walking distance, but take the tram. the tram is RIGHT OUT SIDE the door. Although the down side to NEW ORLEANS AND NOT TOLD IS.... after 6 or 8 pm the stupid tram only runs once every 2 hours!! STUPIDEST THING I HAVE EVER SEEN, AND NO ONE TELLS YOU. People just stand there waiting and getting mad as h-ll, and it never comes. So forget about taking the tram after evening time.

"Very Satisfactory for the Price"
I was in New Orleans for the American Library Association's summer conference, and I wanted a bed & breakfast hotel somewhat removed from the big conference hotels, but close enough with public transportation. I reached the hotel in the beautiful Garden District on a Friday afternoon for all of $2.40 ($2 for the pubic E-2 Airport Express Bus on Airline to the junction of Tulane & Loyola; then four blocks on foot to St. Charles Ave., and the St. Charles Trolley right to the door (the stop is conviently located on the corner). Hotel management had everything ready, the room already air-conditioned cool. Breakfast in the morning is not huge, but provides enough to start the day. There is a lovely garden patio for evening sitting, and an Internet Access computer which was not overcrowded as at some larger hotels. On my last day, the aging air conditioner malfunctioned - and management was prepared to give me the cool empty next-door room. But I grew up without air-conditioning in Central Missouri and simply slept on top of the bed with fan running the last night. That was sufficient, but I deeply appreciated the offer to make me comfortable. I definitely would return for any future conference stay - only 15 minutes by trolley and foot from the French Quarter. St. Charles Tavern, a fascinating "Voodoo BBQ" and even a Japanese sushi restaurant are within a block of the hotel. Very quiet sleeping, TV and radio (with alarm) worked flawlessly. I was not in the room very much, but when I was, I was happy as a clam, to use a New Orleans simile. Give it between 4 and 5 stars for comfort and convenience!

Good value, good location.
I came to town on a whim, and actually booked my room [...] a few hours before I got in to town, so that was pretty awesome. The location is great, and the room rates were very reasonable (considering I was not visiting during Mardi Gras) and the staff was very pleasant. I'm pretty low maintenance so I didn't need to ask for anything, but everyone seemed quite willing to help out.The room itself wasn't extremely plush, but it was clean, quiet and well air conditioned - which is exactly I was looking for.Check out Voo Doo BBQ next door. It's now a chain so you can find them elsewhere in Louisiana but it was pretty tasty & reasonably priced (especially compared to prices you're going to find if you head straight to the french quarter).Traffic in New Orleans isn't the worst I've ever experienced (I'm from Atlanta) but having the option to take the street car most places is pretty convenient. Definitely take advantage of that resource.Overall - I was happy with my stay and I would definitely consider staying here again.

If you're a tourist, definitely bring $3 (as of Jun 2011) to buy a street car day pass. The street cars are pretty convenient, and there is a stop located directly across the street from the hotel. But remember you need exact change to buy a pass, and it's cash only.

no frills, adequate
clean, convenient to the city, on street car line, parking was on public street and somewhat hazardous but I had no problems, no place to sit for real continental breakfast, room adequate, bed comfortable, small closet, price ok for location.
