Outrigger Royal Kahana

Dirty carpet, very thin, old mattress. Small pool shut down. No food available. Very expensive for such a poor quality hotel. Room size o.k. but very damp--furniture even felt damp in living room. Air cond. did not work--couldn't get it cooler than 75 degrees even at night.

there was mold in the bathroom and we could not use the air conditioning as it gave out a musty, moldy smell. We asked to be moved but were told they were full and that they would take care of the problem. They did not do anything. The carpet was faded and dirty and there was plastic on the bed under the sheets...crackled when we laid down. But, the view was amazing.

leaking water, carpet wet in front of refrigerator. we reported it but no correction. A/C making noise whole night.

Very satisfied in '06 and '09,each time for 16 days.There was something missing this year.At 'checkin'the stuidio with ocean 'view'on the seventh floor had alarge stain on the carpet and was too small for three adults.The view was primarily the side of another motel.I talked with '[...]' at the front desk and paid just under $500.00 for a one bed room upgrade.I advised '[...]' that there was nothing but the pass keys in my folder for the room.I said that in the past we always had several complimentary shopping for groceries and other 'comps'[...]I do not ever plan on staying or advising anyone spend any $$ at this place of business.The condos are along way for being filled....Jones's from Kentucky.....03-2010

No Free Internet Service. Had to go to McDonalds up the street each day to do my work. Was told twice that I could connect but it was down then I was told that it cost 12.00 per day? Parking spots to small.

If *all* you expect is a clean room and clean/comfortable bed, then I'd rate this as perhaps 3 stars, nothing more than average. That said, the bathroom and kitchenette fixtures and counters were dated (but functioning and clean). There were cracks in some of the tub tile grout (again, clean), dated tub tile, cracks in some of the bathroom wallboard and paint. Main door deadbolt non-functioning. TV was not flat screen. The parking spaces were tight, and you'd receive a note on your window if you were on/over the line. Our suspicion is that the units are individually owned, as two other couples we spoke with said their fixtures were updated, but they still commented on how their rooms had a 1970's-feel (likely when it was originally built). Note that if you are in the south wing (our unit was north wing), there was a burned out building immediately to the south which had boarded-up windows. So your "ocean view" would include the burned/boarded-up adjactent property. Concierge was helpful, but no better deals than you could get on your own. The snorkle gear they rented leaked a little, but was adequate, little more. We weren't in Maui to enjoy our hotel (i.e., on-resort), but rather to enjoy Maui (i.e., off-resort). So while the negative feedback above didn't stop us from enjoying the island, it did nothing to enhance our stay and make it a truely special experience either.

We've stayed at the Kahana 5 times at different times of the year and it seems that every visit they've had noisy construction or repairs which has offset the great value for this property. As for room comfort you're pretty much at the luck of the draw; you either get a great room or an old room in need of serious updating. Location and beach are good. Because of this we probably won't go back.

I have stayed at this hotel 4 times previously and have found the staff friendly, rooms comfortable, great oceanfront views and convenient to travel to Lahaina and other scenic areas. On this trip, however, I was quite disappointed to find on my arrival to the Royal Kahana in Maui that the hotel was undergoing major renovations which made the lobby inaccessable. We had to enter the hotel thru the basement garage.It was also very noisy during the renovations.

Good deal for the money.

We went to the Outrigger Royal Kahana for our honeymoon. It was a great condo to stay at, great location, quiet and very nice staff. The pool is a big small but the ocean was only 20 feet from the pool. I'd definitely recommend this hotel to a friend who is visiting to Maui, it a good balance between cost and value.
