Location, Location, Location - nothing else
The sound of the crashing waves and the spectacular view of the beach from the hotel was awesome. Nothing else was. The room was antiquated. The towels had holes, were frayed, and small. The bathroom ceiling had mold on it. The room smelled musty. But the view from the balcony was great!

Great for a family on a budget.
The Royal Kona Resort was an O.K. place to stay. They were still renovating the building so there was work going on like painting and minor construction. The Parking was very confusing when we tried to check in because they also have a luau going on and other people trying to find parking for that. Some people had to park on the roadside first then walk a far distance to the lobby. The Restaurant, Dons Beach Comber was great. The servers were very friendly and there was beautiful Sunsets. The resort was also walking distance to other restaurants and bars. It was easy to head in any direction to go our daily island sight seeing. There are many points of interest in the area.

Great Location, Fair Rooms
The resort grounds were fantastic and the location is fantastic. Walking distance from everything. However, the rooms are a bit out dated and old. They are doing a major renovation unfortunately our room was not one of the newly renovates ones. Because of the climate and moisture we had "Black" spores or mold on the ceilings and in the bathroom. This is typical to moist climates but not healthy to breathe. I was in Kona on business and would deffinitely go back for business. Just not for pleasure. There are other higher end rsorts at a higer rate...

Was just fine for our needs
The Royal Kona worked for us. Although, we asked to upgrade/change rooms after the first night and they could of cleaned the upgraded room much earlier to accomodate our move. So we were homeless for three or four hours. Once into the nicer room, we were very satisfied, good view. We like that you can walk into town, instead of driving as traffic in Kailua-Kona can be crazy. It's an older hotel, but it looks like they have made several renovations, including a new bar on the water.

Economical
We found the staff to be ambivalent towards their guests. The rooms are nothing special. After a long journey to get to Hawaii, we checked in and went to the hotel restaurant for dinner. It was 1 minute after closing and we were turned away and directed to a neighboring restaurant. Our rate was economical for the area. Pool is small. Beach is non existant. $10 per day parking fee on hotel grounds.

Very Nice!
Very nice. The staff was friendly and helpful. The hotel was clean and comfortable. Right in town and on the water what more could you ask for. The restaurant and ocean front bar were both good, I was very pleased.

Great place !
I have stayed at other hotels in the Kona area and this was by far the best. Great little oceanside bar, great food at the restaurant, free parking and a short walk to the main town. Even though I had a late check in the staff upgrade my room to an oceanfront at no extra cost.
