Nice...but not
Our room was ocean front, corner patio in the Lagoon Tower, with an incredible view right over the crashing waves. Unfortunately, however, it smelled musty and old, and anything metal in the room, from tables to door jams, had rust on it. Bathroom was straight out of the 70's. Be careful with the sliding glass doors, you might rip a shoulder. Carpets were old commercial grade, nasty too, laid right over the concrete floor. The "Fitness Center" literally consists of a single treadmill, a yoga ball, and a couple small barbells all packed into one of the regular sized rooms...what a joke! "Don's MaiTai Bar" in the hotel has good happy-hour deals on drinks and pupus, friendly bartenders and a KILLER sunset view, stay CLEAR of Don The BeachComber Restaurant unless you light your cigars with hundred dollar bills. Short walk to several eating establishments and nightlife locations, shopping as well. Price was right though[...].

Eating and drinking establishments very close by...Island Lava Java for breakfast and coffee. Humpy's for a sunset microbrew at the bar and decent happy-hour prices on surprisingly good food. Lulu's is a cardiac death trap with horrible service. Outback Steakhouse...do I even need to comment on that one? Bongo Ben's, nothing remarkable, except the price.

Pros and Cons
Best points: Great location within walking distance of everything in Kailua-Kona Nice discount cards given on check-in Was upgraded to ocean view room at no charge Safe in Room Great View of ocean Not So Good: Rooms are dated and need upgrades. TV is old analog style, not very large. Bathroom had signs of peeling paint, rusting fixtures

Great location for the price!
Everything went well during our stay at the Royal Kona Resort! They were very helpful and we really enjoyed snorkeling in the private lagoon there. Lots of fish to see and very accesible and easy to get to, from our room! We attended the YWAM 50th anniversary during the week of our stay up at the University of the Nations. . so the hotel location was perfect for that venue. It was also very close to downtown Kailua-Kona, within walking distance, for shopping and wonderful restaurants to visit. We also had breakfast at the Royal Kona Resort (all you can eat) and the food and service was excellent! Would definitely recommend this hotel to my friends! God bless you all!

Comfortable, large room
The room was clean and comfortable. The only thing that would keep me from rating it higher would be the overall condition of the room. It was a little shop worn around the edges, especially the bathroom.

Royal Kona Resort 2011
We are an active 50 year old couple that hiked a bunch....my husband stayed here in 1968 when it was a Hilton...so it is an older hotel but is nice and clean...the staff are awesome...location fantastic...had a room with a view of the ocean which can be a bit noisy but we loved it...perhaps because of the way the hotel is built there is not much sound proofing and voices carry...especially from the lanai...takes forever to get a beer at the mai tai bar..and we are not talking about the busy happy hour .....

Ocean Front View but Noisy
The Hotel was 3 buildings, only the middle main building is newly renovated the other 2 side buildings are old and in desperate need of the makeover. Be weary of the ocean front rooms as they provide a gorgeous view but also a sleepness night due to the constant crashing of the waves.
