Friendly service and great price.
While in Kona, we did church service at the Temple. The Hotel was in a great location and had friendly people all around to assist us. Parking was a challenge, but we were very fortunate to always have a space available for us.

Okay for one night
We were only in the hotel for one night. It is a basic hotel with no fringes. It was clean, but noisy. It is located on a corner lot, and the traffic noise is unfortunate. I would recommend paying a few bucks more for a more enjoyable accommodation. The free breakfast was nice, at a nearby restaurant, and well done. The location is close to the downtown Kona area so you are within walking distance to many commercial establishments, and the oceanfront.

Dining tip:
Short drive from hotel
Enjoyed Huggo's restaurant. They have their fine dining facility, and next door serve outside with tables on a sand floor lesser priced entrees. Ate at both places. Dinner at the fine dining unit with a beautiful view of the sunset, and lunch at the nextdoor unit. The food in both places was outstanding!

Close to Kona action
Nice hotel in the heart of Kona. Obviouly the flagship of the three Seaside Hotels. Did not like paying surcharge for onsite parking. Parking should be included in the price of the room.

Kona Seaside post-tsunami
The tsunami hit Kailua's waterfront a bit, and while other places close by took damage, the Kona Seaside hotel was in fine shape. As others have said, it would be nice if they'd dump the metal keys, but the pools were clean, the breakfast was good and the staff was friendly. Cheap stay in kind of a noisy area, but we were glad we didn't spend more on something else in the neighborhood, since we found this to be acceptable.

Tante's restaurant is Good! The breakfast is awesome and the dinner menu isn't bad, either, as long as you like meat or fish. A short walk up the waterfront we liked the live music upstairs at Boston Basil, and the food there was great, too!

Upgrade to an ocean view!
I had booked the less expensive garden room which was okay. I asked to upgrade to an ocean view room. The rate was satisfactory and the difference was extraordinary! Fabulous view! Close to shopping and tour locations.

One Night Before Other Travelers Arrived
I needed a room for one night before the rest of my family arrived for a condo rental. As a single woman traveler I found the property to be cleanly and in a great location. It is not somewhere I would want to stay for days at a time, but it was a good one night destination for me. If you want the included Breakfast at Tante's get there early or you will wait a long time. Go to KOKONUTZ for $1 tacos from 4-7 and great conversation with locals. The shops. the coastline, restaurants and the ever famous ABC store is very close.
