I do not want to mislead...
the location of the hotel is actually really good, walking distance to whatever you may need. The staff are mostly friendly and the continental breakfast was fine. The room was hideous, It had areas outside the bathroom that smelled like urine, and had hair on the shower wall and the bed. It does have cable and free wi-fi.

Hotel for budget minded with easy access to Kona fun!
Hotel was in the middle of downtown across the street from ocean and perfect for walking to dinner, cruise dinners, and other Kona activities. Easy to accommodate a daily walk in the am too along the adjacent street which serves joggers and bikers. Close to dive shops (Big Island and Jack's Diving locker) and surf training center. The hotel free breakfast was good with fresh unlimited papaya daily. Need more toasters though for the daily english muffins. The only room complaint was the air conditioning. Room temperature was around 75 degrees the entire stay with outside temps around 80. Staff was friendly. Great value for those most interested in outdoor activities and not lounging around the hotel. Wifi worked great in the room and it was free. Parking was a great value at 5 bucks a day.

Great Family Getaway.
Hotel was exactly what I expected. Location wise can't ask for any better right in the middle of Kona town. Most everything was within walking distance. Room was a little out dated but comfortable. Loved the old style it had going on, like the old fashion wooden sliding doors with screens instead of glass. Real beachy Country feel to it. Would recomend to others.

Good for cheap
Nice hotel but room decor are outdated. The AC makes a lot of noise. However, if you're looking to just sleep a night and don't take advantage of the pool/spa.. then it should be fine for a cheap rate and it's near some of the beaches on the Kona coast.

Most of the shops are a rip off. Try the ABC stores, ROSS, walmart, kmart, before going to the shops there.

Good room, great staff, great location
I called to confirm my room because it had been a long time since i had used the web - the lady on the phone was so nice that I immediately had a good impression. The room was comfortable and clean - nothing fancy but we were only sleeping in the room - we spent most of our time on the beach (honls beach) or the pool or shopping. The location is great! The price was right. The Bed was REALLY Comfy! We will be back!

Not Into Night Life
Great location, but . . .
This is an old, poorly maintained hotel. I would not recommend it to anyone, unless someone absolutely must stay in the middle of the tourist area on Ali'i Drive. The bed was horrible, the alleged breakfast was marginal, the computer in the lobby didn't have a printer, the room--especially the carpet but also the bathroom--was not clean, and because the place is not air conditioned, it's necessary to keep the windows open all night, letting in too much light and too much noise from Ali'i Drive.

Good overall for the cost
We stayed for 5 days in one room and returned a week later for two more nights in a different room. The pool is delightful, the staff very nice, and the location cannot be beat. However, the desk staff is always under staffed and overwhelmed, especially at check in times. We waited 45 minutes in line on our return stay. The breakfast is free but limited to coffee, juice and cheap breads... our kids would not eat it after 2 days. Worse, the rooms are very outdated, carpets worn, tiles falling off, unsafe balconies for toddlers. If you have young children, only stay on the ground floor. The elevators smell horribly. Our first room was worn and outdated, but clean. The second room was really gross -- the carpet looked like it had not been cleaned in years -- filthy and complete with cockroaches, stains and smell. If we were not so tired and only staying for 2 days, we would have requested to be moved. They just need to invest some in the property's repair and keep up the rooms to minimal standards. Would I go back? Yes because of the price, the pool and the location.:)

Budget hotel, great location
Huge difference between 2nd and 4th floor rooms. Upgrade to 4th floor if you can. Free parking 5 steps away from $5 a night parking at hotel. Great location, steps away from beaches, food and shops. Super budget and old 2nd floor rooms, 4th floor renovated to motel 6 level. We enjoyed our stay, but wouldn't return to this hotel.
