The seven-level property consists of spacious studios, one- and two-bedroom suites. Each deluxe unit includes a complete kitchen, washer/dryer, air conditioning, lanai and other in-room amenities.
On-site recreational amenities include a choice of fresh water or salt water pool, jet spa, sauna, barbeque grills, a tennis court, activity desk, daily maid service, parking and security.
This is a non-smoking property.
Outrigger Royal Sea Cliff Rooms
- One bedroom garden view
- The One Bedroom Garden View units are 850-925 sq. ft. with a marvelous garden view. The bedding is on request basis only and is as follows: one queen bed with a sofa bed or two twin beds with a sofa bed. All units have lanais, fully equipped kitchens, microwaves, coffee makers, refrigerators, air conditioning, washer/dryer, hair dryers and iron/ironing boards.
- One bedroom ocean view

Incredible Sunsets
Sunsets captivated us each evening in our Ocean Front room. Front desk staff very helpful. Even after we checked out at noon on our last day, they recommended we "hang at the pool" and enjoy a free cultural event that evening before our departure flight. The young woman said: "You're checking out... we're not kicking you out...enjoy the food and show." Charles from Missouri

Great facility and location
We have stayed here before, and it is a great place to stay. It has been recently remodeled with very nice touches. Very comfortable, and great location. Close to great dining in Kailua, snorkeling, and Kona airport.

Very adequate accomodations
We drove from Kailua-Kona to the Volcano NP, traveled in area of Kailua and Kona. We were surprised that we had a unit that had a kitchen and sitting room along with the bedrooms.

Tsunami vacation
Once we were able to check in to the condo after the tsunami we were thrilled with the accomodations. The view from the lanai was absolutely fabulous. Gorgeous sunsets. There were two pools available - both were great. Staff was very helpful - enjoyed snacks and hula at the south pool several nights. We will definately come back. Loved it!

Shopping on the same street as the condo but better to drive and there was parking available by the outdoor marketplace - parking on the street was at a premium but possible.

"Suite 702-Sweet Deal"
We enjoyed the wonderful views of the ocean from the double lanais of suite 702. The renovated 2 bedroom, 2 bath was beyond our expectations. My sister-in-law says that she wants those kitchen countertops in her house! Well appointed, fully equipped from glassware, dishes, towels, beach chairs--nothing was lacking. I wanted to write a little note in the journal that the owners left on the hallway table. But we were having too much fun, walking the one mile to town and finding places to eat. The hotel I stayed in previously does not compare to this condo. It felt homey. Royal Kona Resort is nice,cozy and convenient to town. But his condo...was magnificent. Beautiful grounds too. Oh! Forgot we got free parking for our rental car. p.s: The staff was great, save for one lady at the desk who works early in the day--must of been having a bad day.

U-Top-It. Good breakfast spot in the heart of town. It's in the Coconut Grove Marketplace. A little place tucked away in back. I love the LocoMoco. Enough to take away and have for a snack or another meal. By the way, they serve breakfast, lunch and dinner. They close at 2:30 and reopen at 5 (I beleive).

My first of many
Whith this being my first time & never having hearing of this hotel I was very pleased with how the place looked compared to the pictures, sometimes hotels have great pictures but the rooms look nothing like them. The pools where great, staff friendly. I did notice some little tine bugs often on the bathroom area & kitchen. I have to say did not see any roaches in room but did see one walking back from the pool one time. I will recomend this place to all friends & family & stay there again on my next visit. I was surprised with the full kitchen & washer dryer as well as the porch area very nice.

The snorkeling trip we took was awesome & made the trip. I wish I would have done it sooner int he trip so could have done a couple times. Hawaii was the most relaxing place I have visited. If I could I would move there in a heartbeat!

Outrigger Royal Sea Cliff *** WOW ***
open spacious 2 bedroom suite for a reasonable price. 2 out door patio spaces one covered and the other for sun tanning. 2 full baths with lots of towels for the pool and extra linen for the sofa bed. carpeting throughout and tile in the bathrooms and parkey flooring in the kitchen. unit is fully furnished kitchen and living area. air conditioning works great and the (I think) 40" flat screen tv with cable ... WOW that was great for late night movies. Great salt and fresh water pools. Very relaxing whirlpool spa mmmmm. BBQ area at each pool site. Location was only a 4 minute drive to gift shops, restaurants, drug stores, fast food takeout, grocery stores, fitness center, etc.

if you're not the cooking type or don't want to cook on vacation then just a short drive away are alot of eateries like... Bubba Gump's, Outback Steakhouse, Denny's, KFC, and the bowling alley has great local favorates. All of this and more are just 2.5 to 4 miles away.

Pretty Good
The staff at the service desk upon check in was wonderful. They provided us wuth a free upgrade, which was much appreciated after getting to the Big Island 24hours late due to various flight delays. We were given a reusable shopping bag, a list of local supermarkets, restaurants and activities, and a warm welcome by the front desk staff. One bag thing: Although there were gates to the oceanfront with signs saying enter at your own risk, all of the gates were locked. THis was a definite minus.
