Flawless Oceanfront View with Friendliest Staff
Spending extra was never more worth it. Spacious condo with good-sized deck hung over pool, palm trees and surf. What bliss to take breakfast outside for private dining in one's nightie! Living room was enormous, loved having two bathrooms, but wished we had a king or two beds in master. Office staff always there, always accomodating, and concierges knowledgable and helpful. Underground parking near elevator very convenient, pleasant smoking palapa well-removed from building, owners have thought of everything. Go condo! Only drawback was spotty housekeeping, which totally missed us one day.

Great adult family vacation
Everything was great with the room, clean pool, pleasant staff, nice sand area, snorkeling, fantastic view and free parking. The only down sides were, no free wireless internet in the room (had to go to the lobby for wireless), $10 a day fee (mandatory) for ethernet internet and movie/game rental (did not need). The other bother was the kitchen, while it had every basic cooking utensil it did not have a basic spices or things needed to cook with.

Best View in Kona
Kona By The Sea Condos have the best view in Kona. You have palm trees, sand and lava rocks and surfers surfing almost every day. The staff is very friendly and helpful. The housekeeping could be better. The condos are very close to old Kona town about a 5 minute drive. The swimming pool is large and well heated and never to busy. The ocean sound is just great!!! Dine near by at Don the Beach Comber or Bongo Ben's with great ocean views. Splasher's Is another great place for eating and drinks with a good view. Good Pizza at Mahina's on the second floor of the Kona Inn shopping center in Kona town. The $10.00 amenity Fee by Aston is not worth it. They ran out of shampoo for a few days and could not get the play station to work . Overall we had a great time and Kona By The Sea is a great place to stay and no Bugs!!! We had Condo #307 Ocean front one bedroom two baths. Would stay again and recommend. K & P From Rancho Mirage...

GREAT location!
The one bedroom - two full bath condo is excellent arrangement even for just 2 people trying to maximize vacation time. North wing of condos puts you closest to the surf (our balcony was almost over the surf) and the sound of the surf drowns out other sounds from road. Complete view of ocean/distance from our condo was limited by tops of palm trees -- not a problem for us, we like trees. Kitchen well-equipped. Very convenient (walking distance) to excellent restaurants, shopping etc. Beach not for swimming (rocky) but expert surfers seem to love the spot as the waves are bigger there than other places and they put on a great show! GREAT value!

2 restaurants (rated 1, 2 on a large survey of Kona eateries) are nearby and GREAT: Da Poke Shack (take-out -- excellent Hawaiian/seafood extremely reasonable prices) and Jackie Rey's Ohana grill.

Beautiful view
Beautiful view from our 3rd floor west facing 2 bedroom older (1981) condo! Lovely, well-maintained landscaping with plenty of palm trees, green grass and nice white sand "beach" on other side of rock wall and waves. Nice pool & spa. Best was waking up and going to sleep to the wonderful sound of the waves. Full moon made it picture perfect! Excellent breakfast presentation about things to do. Centrally located (2 miles) to waterfront restaurants, shopping and beaches. Appreciated the underground parking and secured building/grounds access.Very friendly & helpful staff. Condo was fully equipped with utensils, plates, pots, pans, blender, etc. Buy food, beverage, napkins, storage bags & tin foil for BBQing & you're set! Our owners even provided snorkeling equipment and beach chairs!

Sightseeing tip:
Short drive from hotel
Kikaua Bay: Most beautiful white sand beach with lava rock, palm trees and grass, very good snorkeling and best bathrooms/outdoor showers. Drive North on Highway 19, north of mile marker 86, turn left and take Nuki'o Nui Rd into resort and ask for parking pass (only 27 parking places) to beach. Million dollar resort houses overlook the beach, which is so clean it appears it is maintained by the resort.

Nice place to stay on Big Island, Kona side
We have stayed here multiple times, from way back in the late 1980's. Our experience has always been pleasant. This trip was a little different, as this time, we didn't need a 2 bedroom condo for only my wife and myself. I had never been in one of the one bedroom units before, but it was spacious, comfortable, and just as accommodating. This place has become our home away from home in the islands. Pretty good location, about 1 1/2 miles south of the main town of Kailua. Unit was very well maintained. I am disappointed in Aston's new policy of charging for "amenities" provided. It caused me to downgrade their rating to average for value. Aston should rethink their policy, in my opinion. But, a great place to stay in Kona.

Long walk from hotel
South of Kona-By-The-Sea, on Alii Dr., maybe a 15-20 minute walk, is Royal Poinciana Dr. Just about another 150ft or so, on the makai (ocean) side, is a great place for fresh Hawaiian Poke, called, appropriately, "Da Poke Shack". Inexpensive, and really "ono" (delicious). It's in the first floor of another condominium complex, We got poke for "pupus" (appetizers) several nights we were there, and watched the sunset from our lanai.

Not Sure I'd Stay There Again
This hotel is in a good location. It's not right in town but close enough. Our room looked nice and had great appliances but it smelled old and the couch looked old and dirty. I almost didn't want to sit on it. The 2 showers had very little water pressure. The internet service was slow. The room had a great view of the ocean. This is the 3rd time my husband and I had stayed there and this is the only time I wasn't totally happy. I probably wouldn't recommend this place to my friends and family unless they fix the issues.

Perfect getaway
This hotel/condo was the perfect setup. It had the conveniences of a hotel (cleaning service, pool/hot tub, front desk, movie rentals) with the space and laid back feeling of having our own condo. The full kitchen helped save so much time and money that you usually spend on vacation. We could eat a quick breakfast or lunch at home and we were out the door ready for our activities. We loved the ocean view from our porch, and the beautiful tidal pools in front of the property. We would definitely return!
