great location beautiful beach, comfortable bed would love to come back

- filthy tile floor - carpet was filthy - dirty large living room mirrors and picture windows to beach - all blankets in closet smelled like body (filthy) - sheets would not stay on bed and mattress was filthy from past spilled coffee and other food - broken blinds on primary front windows to beach - no pressure to shower head due to leaking from spicket (not a building water pressure issue) - no electric vent fan in bathroom - front door was difficult to open and deadbolt would not lock from outside - no DVD player as part of TV configuration - no heated pool or jaccuzzi - no internet in room ** view was the only great thing about the room

I booked top of the gulf resort was rerouted to sunbird because it was over booked. Got to sunbird and was told their was an additional 75.00 dollar cleaning fee along with a refundable 300. dollar deposit or a 45 refundable deposit. I was not made aware of any of this. After I told them that I did not know any of this they said they could book me at the board walk hotel! Horrible. By then I had no choice. I was told that it was bike with a motorcycle convention going on and drunk people all around and loud music until 3 am. We left at 4 am. I will never ever book with [...]. By the way there was no where to park and I had to walk 2 miles to the hotel [...] What a nightmare and all of this with a 4 yr old child.

The hotel was very dirty and they refused to clean it each day like normal hotels although we had to pay an extra "cleaning" fee upon arrival for $75.00. They wouldn't give us extra towels and then they expected us to clean the towels ourselves, although we had no washer or dryer.

Hidden fees as soon as we checked in. Had to pay a fee for departure cleaning yet when we got in the room it wasnt clean from the last guests. Looked more like they just made the bed and took out the trash. Toilet paper not supplied.

Hotel is beautiful on outside and well maintained and secure. The bathroom was a big dissappointment. Too small and very dirty. Kitchen had metal cabinets that were rusty. Had a nice view of the gulf. No balcony but there were outdoor balcony areas for viewing on each floor. Kids enjoyed spring break with lots of activities and giveaways. Definitely go back to this area, not necessarily this location. Arrived early and were allowed into our room before 3:00. A plus for a long drive. People were generally friendly.

The reservation I received from [...] did not state that we had to go to Blowing in the wind Management company in order to check in. We arrived at 2:30 and didn't get into our room until almost 6:00pm. Even the phone number we had on the reservation sent us to the wrong place. We asked around to everyone we could find as to where we should check in and got sent all over Panama City Beach until we finally found someone who could tell us the right place to go. When we got there - the office was closed. thankfully they had an after hours number on the door. We checked into the room which smelled like smoke. Then within an hour I had 8 roaches under glasses. Thankfully the afterhours number worked and we insisted on switching rooms. They were able to find us another condo. Our entire friday was ruined and we should have just gone to work that day instead of taking off. I was VERY unhappy! The only reason we stayed was because everything was sold out due to the IRONMAN. The location was great but the condo was a dump.

A friend and I booked a room here under the (usually correct) assumption that the listed Orbitz price would be what we would pay, minus any deposits. Upon check-in (which was another nightmare altogether), I was informed that I would pay an extra $72 worth of vaguely-worded, extraneous fees and have to choose between a $300 refundable deposit or a $45 nonrefundable. Don't expect to find a manned front office at the condo past 5pm or any kind of notice directing you to the separate welcome center in the next property over. The only reason I discovered this was due to persistence in grilling the security guard. I truly felt that the management set up the guest for failure with regards to the whole experience. The price for booking was effectively doubled for my stay. I will never stay here again.

The air conditioning vent had mold and mildew all around it..the appliances were old and outdated..the stove had rust on it. There was also a maintanence storage room inside with old mops and junk in it. the pictures hanging in the room were crooked and I couldn't believe that they actually provided a VCR..who watches those anymore! The blinds around the door were broken and could not be shut...and the sliding door would not open
