A real hit with our customers, this traditional guest house offers great Scottish hospitality. The discreet Georgian townhouse with period features is in a good central location near to all the Edinburgh city attractions. Why not take advantage of free parking and WiFi? Tea and coffee is available 24 hours a day and every room has fluffy bath towels, hair dryers, colour TV with freeview, telephone, alarm clock/radio. The friendly staff will help make your visit to Edinburgh comfortable, even on those cold winter nights hot water bottles are available on request - when will you come?

Excellent Edinburgh

Lovely friendly guest house. Staff provided VEGAN meals with no fuss. Nice cosy room. Parked outside front door, ideal for unloading luggage. Only a 10 minute walk to city centre, or use bus stop outside the guest house. Visited the Castle, Holyrood Palace, Dynamic Earth, National Scottish Museum - twice ! Recommend using 24 or 48 hours bus tour tickets. Day out at Kirkcaldy, across the Forth Road Bridge, wonderful views. Great shops and restaurants - especially Hendersons Vegan restaurant. Wouldn't go to Jimmy Chunks Chinese buffet again !! Definitely going to return to Edinburgh soon.

Great springboard to Edinburgh

I had a great time here. I think I might have been one of the few to get a private bathroom, but all in all I really like small, quiet hotels like this. The staff was helpful and courteous, and I'd certainly return, given the chance.

convenient location

It's close to the city and has regular buses. If you're driving, you can park the car at the house and take the bus to the city centre. A day ticket is 3.5GBP. Staff is friendly and helpful.

Sightseeing tip: Long walk from hotel

take the bus to the city and there're several hop-on-hop-off bus companies near the Waverly station that you can choose to travel around. Livingstone Factory Outlet and Bo'ness & Kinneil Railway is about 1/2hr drive from the hotel.

Great place

We spent the weekend there in Jun 2013. It was a very nice facility, with helpful and friendly staff. Breakfasts were outstanding. Rooms were clean, bright, and in excellent condition. We felt that the value was excellent. Althought this B&B is not right downtown, it is only a 10 GBP taxi ride, or a 1.50 GBP bus ride--about 10 minutes.

Positano's Italian Restaurant was recommended by the staff--and it was absolutely awesome. 100% authentic, and the food was fabulous! And very nicely priced as well. We ate there twice, both times for 2, with wine, and the total was under 40 GBP.

Lovely stay

Great hotel with very friendly staff who went out of their way to get us breakfast when we were heading out early. The room was great and comfortable and was never hard to get into or out of town. Even on bank holidays/Sundays you never wait more than a we minutes for the bus to take you in on the 10 minute journey. We'd happily book here again

Lovely stay

I stayed here for two nights while doing research at the National Library. It and all the historical downtown attractions are within walking distance, if you want a little exercise; and the hotel itself (really a B&B) was lovely, peaceful and well set-up, with fastidiously clean and brand-new marble sink in my room and fixtures in the bathroom. My room was a bit small, but fine since there was only me in it. Everything else was perfect.

Average. Not great value.

The location is easily accessible from the North Bridge by bus. It is about a 20 minutes walk if you are so inclined (not recommended if your are walking with luggage). I was not impressed with the place as the rooms are small and the decor dated. The tea/coffee was outside the rooms. Storage was almost non existent. The breakfast is awesome though.

Ben Doran

We visited Edinburgh for sight-seeing weekend get-away. The hotel's proximity to the Royal Mile and Princes Street with easy access to public transit makes its location excellent--no noise of revelers but near the action. The hotel itself was comfortable. The hotel personnel were extremely hospitable. I really enjoy the full Scottish breakfasts as well. The rooms are comfortable. The hotel was accommodating in keeping our luggage so that we did not have to deal with it on our last day of sight-seeing.

The Ben Doran

Very comfortable room & felt like living in a huge house with our shared bathroom in the hall. Very clean & attractive. Breakfast was great with porridge made just like "Grandma's", plus variety of cereals, breads, eggs, sausages. We felt it was a great place to stay. Each morning we jumped on the public bus & were in the city center in 5 minutes.
