The location is fantastic. Everything else is OK except the shower - no hot water! Brrr! This is Scotland! Must-have-hot-shower.

Bargain
I stayed over as I had a works night out planned, so only really saw reception and my room, for the money I paid the room was really lovely, though I was glad I had my earplugs as I faced towards Princes Street.

Alright hotel - great location
I thought this hotel was 'alright' and apart from the comfort of the bed and perfect location was a bit disappointed. The carpets could do with a good steam-clean and the skirting board and window sill were a bit manky (dirty) - as if the excesses of the Edinburgh Comedy Festival had been let to dry in - not good :( Saying that the bed-linen and bed were good quality and comfy. And the small bathroom was clean. Tip - try to get a room off Princes Street as it's even noisy on a Sunday morning no matter how much you have tried to anaesthetise yourself the evening before (sensitive car alarms from 7am and the bagpipes kick off at 10am)

Good and Bad
I booked this hotel for 13 days, its location appeared excellent online, it turned out it was a great location, although noisy. The hotel is across from Waverly station, which has 24/7 bus and taxi traffic. This would not bother me, however, I slept with the window open due to no air con in the hotel. It was noisy at times. The room was VERY small, however it was clean and room service came each day. The staff was friendly and helpfull. I am not sure if I would stay here again.
