Royal British Hotel, on world famous Princes Street, meets the needs of both business and leisure visitors. Shabby, and not in a chic way

I chose this hotel because it's across the street from Waverly train station. That is pretty much the only thing it has going for it. (Well, also that they provide shampoo AND conditioner, which practically no one does these days.) The hotel hallways smelled weird. The bedspreads looked like they were about 40 years old. The room was very shabby (but clean, as far as I could tell). The tub was very out-of-date, and the sink had spots in it. Weirdly, there is what seems to be a rather trendy and expensive bar/restaurant in this hotel. It makes no sense. The hotel was relatively inexpensive, but I would not stay here again under any circumstances. We were only there one night, and we spent the absolute bare minimum amount of time in the room. I couldn't wait to check out the next day.

Great location right across from Waverly station

The best thing about this hotel was its location; close to transportation, tourist sites, shopping and the old city. The room was small and noisy at night being right on Princess Street. The entire hotel could use some sprucing up, but it appeared that the restaurant, Twenty, had been recently refurbished and was very nice. The staff was very friendly and helpful and we would stay there again.

birthday break

Hotel situated right in the centre close to all the must see attractions. Staff at the hotel were friendly and helpful, bar staff were attentive and make a great cocktail. Room was average, stayed in a refurbished room however it didn't seem quite finished- sticker on the door with room number, bathroom door was not the right size so did not close, not all switches worked!. Refurbished corridors had dusty workman footprints. Room was serviced each day but wooden floor didn't seem clean, toilet roll not replenished, housekeeping bin bags left in room along with a random dirty towel- not ours. Would recommend the hotel for its location, but would only return once refurb is complete.

Disappointing

THe only positive thing I can say about this hotel is that it is in a perfect location. When booking it was advertised as a recently renovated room. This is not what we received. Room was of a very poor standard and was very small. Bed wa uncomfortable,windows were filthy, bathroom was awful. For €100 just bed no breakfast I found it very expensive for what we got.

Great location for everything could not get better

We did a lot sight seeing and traveling around Edinburgh .So location was very important This hotel suited us down to the ground.Would certainly go back again hope the refurbishment will have been finished Mind you the work did not spoil our break

Well located but be careful!

We stayed three nights at this hotel and had two problems. First, there were four consecutive false fire alarms in the middle of the second night we were there. Second, and more serious, when we checked out we accidentally left behind in the room two ladies’ blouses. We called the hotel the next day but were told there was no one available from housekeeping to ask at that time but they promised to call us back after checking. We received no reply so we called back the following day and received the same answer and another assurance they would call us back but we received no response. We can only assume the items were stolen by the staff.

Two nice places to eat in Edinburgh in the center of the New Town: The Dogs and Urban Angel, both on Hanover Street near Queen Street. Excellent food, staff, and good value.

Great for us

Bargain price, was being refurbished at time but didn't effect us. We had a refurbished room which was a pleasant surprise.
