Overlooking Edinburgh's Holyrood Park, the 3* Masson House bed and breakfast is located on the Pollock Halls campus, just 1.5 miles from Waverley train station and many of Edinburgh's popular tourist attractions.

All rooms are en-suite and come equipped with LCD TVs with DVD players, tea/coffee facilities, safes and hairdryers. Shared pantry facilities include toaster, microwave, fridge, ironing board and iron and fridge.

Full Scottish breakfasts are served daily. Light continental options, fresh fruit and vegetarian breakfasts are also available.

Not the cleanest room

I was looking for an affordable place to stay while in Edinburgh for a week. The location was about a thirty minute walk into the city center. It is right next to Arthur's Seat, which is a beautiful climb with gorgeous views. The hotel also offers a nice breakfast. Unfortunately, the room smelled like mildew and urine. This might be due to the way the bathroom is arranged. The shower is right next to the toilet, sharing the same floor with only a curtain to separate them. The toilet is very difficult to flush. The space is very small with no fan, causing a lot of mildew to build up, especially because the room is only cleaned every other day. When they did clean, I'm not sure they scrubbed or swept much. It felt more like they threw the comforter back over the bed and changed the towels. They emptied the trash twice over the course of the week. The comforter was the only blanket besides an extra stored in the closet that I did not feel comfortable using. The bed sheet had holes in it. The bed itself was very soft. I slept well, but if you prefer a supportive mattress look elsewhere. The staff was polite, but not helpful when I shared my concerns. When I return, I'll stay someplace else. There are hotels in the middle of the city that offer comparable rates and much better accommodations.

Functional, good location

It's not really a hotel, but a university hall of residence. However, as long as you don't expect anything different, I can recommend this for a relatively cheap base in Edinburgh, with good car parking, very well located for Arthur's Seat and Holyrood, in a lovely leafy part of Edinburgh which is nonetheless within reasonable walking distance of the Old Town and other main sights. Breakfast in the uni refectory is very good, bed is comfortable, security is good, rooms are clean and basic, staff (who seem to be students on holiday jobs) are pleasant. There's nothing special or luxurious about any of this - don't come here if you want to feel pampered - and £75 per night feels high for what you get (though for central Edinburgh, it's cheap), but I rather liked it, and would go back.

Great Hotel

Masson house is in great location close to city, good value for room and breakfast was lovely. Bed was really comfy, only downside was the wet room / bathroom wasn't clean. Would definitely go back.

OK

Booked this hotel at the last minute as it was the most reasonably priced at the time. Its a bit out the way though handy for Arthurs Seat and Holyrood Park if you like walking. Room was clean and tidy although compact. Not much sound proofing as other guests had been to a wedding and made a lot of noise when they arrived back at the hotel. Staff were friendly and helpful. Breakfast was very good with the buffet having a wide variety and full Scottish cooked breakfast available

Good stay with some unexpected things

The name led me to believe this was a guest house, which it is not. It's my own fault for not researching it closer though. What I wish the hotel had made more clear is that it is on a university campus. The hotel staff were very professional, welcoming, and helpful though. The room was nice and comfortable with modern furnishings. The only negative about the room is that the shower was not enclosed or did not have a separate floor, so the whole bathroom floor got pretty wet. One other thing that I did not know about ahead of time was that breakfast was in another building (cafeteria) on the campus - a 3-minute walk away. The amount and variety of food though was huge and pleasantly surprising. It is a bit far from the city center, but it is a 3-minute walk to the public bus station which is quick and easy to get into the main areas. Overall, this was a good place to stay.

Excellent stay

Our stay was short but sweet. Clean rooms, comfy beds, everything you need for a short overnight stay. Excellent service from the reception staff who arranged champagne for the room on arrival. Breakfast was slightly disappointing but all in all a great night had.

Edinburgh holiday

Very helpful reception staff; clean, comfortable room with tea/coffee making facilities which we appreciated; quiet location in pleasant surroundings; fantastic breakfast included. Only drawback was the long walk into city centre, but there is a bus stop at the gate. We would definitely stay here again.

Great location, free parking, comfortable room great breakfast!”

We arrived early and were able to check in early. Parking free for two cars. Reception staff were friendly and accommodating. The room was small but perfect for our needs. Comfortable bed. We had read about wet floor shower being an issue but it drained really quickly and the Arran Aromatics shower gel was lovely!!! Good tea and coffee in the room and kettle. Was a 20 minute walk to Princes Street and only £5 in a cab home from the Royal Mile late at night. When we got in the cold tap only had hot water coming out so not nice to drink but was fine in the morning. The breakfast was brilliant loads of choice on the buffet, great juice selection, loads of healthy options. Was a small walk to another building but no issue on a nice day. We were very kindly allowed a late check out at no extra cost. Very pleasant surroundings with Arthur's Seat in the backdrop. Excellent value for money. We only stayed one night but would recommend for longer stays. Really handy for city centre with added bonus of free parking and breakfast included in cost. We got vouchers on voucher codes too :)

great weekend break

The hotel was nice value for money had a great stay however the bathroom was small could do with TLC the staff were great breakfast ten out of ten great bus links to the town however walking only takes 15-20 mins to town I would come again
