Overnight stay

Very average service and poorly presented front reception and front of house. Breakfast overpriced for what was on offer.

decent value for the location

got what i needed out of it..wasnt too expensive, but not cheap either and it was about 15mins from what most consider downtown. decent little guesthouse...don't expect luxury and be ready to climb the hill and you'll be fine.

Great value

Not the most comfortable beds, but for the price, it's hard to beat. It's 1.5 miles from the bus station. An easy walk, and very close to the city centre and other attractions. Easy check in. Room was spacious. I'd definitely stay here again.

Very Basic

very basic hotel and hotel room. After 10 PM there is no front desk until about 7AM and can get noisy since there is a wide gap under room door.

Good Value, Great Location

We wanted a couple of nights in Edinburgh, somewhere close enough to walk (the Edinburgh House Hotel is a bout 15-20 mins walk to Princess Street) but didn't want to pay the earth. This wee place ticked all the boxes, it was clean & tidy, very spacious room (we had a Quad Room at the front, 1 double and 2 singles), we didnt do breakfast so cant comment on that. The Double Bed's matress had had plenty of use so could have been a bit better but there were no complaints about the singles. Being at the front on Pilrig Road, there was a bit of traffic noise from around 6am when things started to get busy, but during the night was fine. Overall, if you want somewhere in a decent location that's clean & tidy at a reasonable price, I'd recommend the Edinburgh House Hotel :)

very mixed impressions

The Edinburgh House Hotel is two joint houses turned into a hotel. However, the word "hotel" may not be the most appropriate due to the size of the rooms. "Hostel" could be more accurate. Single and double rooms are ridiculously small. I had the oportunity of staying in both as despite booking a single room, I was transferred into a double two days into my 5-day stay. The reason was that I complained on arrival about the only window being a roof one, which could leak over night since I sleep with the wondow open. I wasn't transferred straight away becasue the whole hotek had been booked up for the second day of my stay becasue of a concert. As for the single room, it was L-shaped and literally 6 m2 in size, 3 of which was under the slope of the roof. There wasn't enough space to open my large suitcase. Due to the space constranis, the shower and toilet are separate, the former being separated from the rest of the room by the glass door of the shower. There was no wardrobe or closet, only two hangers on hooks. There was even less space for moving around in the double room, though there was a wardrobe the size of 4 shoe boxes. The staff are friendly and helpful, and the continental breakfast excellent. There are many B&Bs in the same street, all of which are clearly much better value for money. The location is acceptable - 30 mins from the city centre. The interenet is NOT free, neither is it cheap (GBP 3 /day).

Sightseeing tip: Long walk from hotel

The main sights are on average 30 mins on foot from the hotel.

I liked the location and the cost was very reasonable. The only issue I had was the WiFi didn't work in my room.

Edinburgh House

Initially checked in to room with two twin beds (which was what I had booked/wanted). Was asked to move to a smaller room with one twin bed the next day, which entailed repacking. Room was tiny, lacked adequate hangers or drawer space, and had no place to sit but the bed.

Time-saving tip: Short walk from hotel

Take the bus to the main areas (Princes Street etc.) of Edinburgh. Bus stop is just across the street, and a day pass is 3 pounds. Much cheaper than taxis!

Edinburgh House Hotel

The family that owned the hotel is great! These people are supernice! They were curteous, helpful, friendly and always available to answer questions. Plus, they have a very sweet 6-months old baby -- a lovely little girl. And you won't believe this: They refused an extra tip, saying it was too much.
