Boutique hotel in Dutch St. Maarten
Princess Heights Hotel is located in an exclusive residential neighborhood perched on a hillside overlooking Dawn Beach. This family operated boutique hotel is so popular that, in 2008, it added 36 more suites, bringing the total number of rooms to 51. The best part is that each of the suites comes fully equipped with a kitchen, and romantics will like the whirlpool tubs. The hotel is just a short walk to Dawn Beach, a casino, and restaurants.

Surrounded by million-dollar villas, Princess Heights is located across the street from the Westin Dawn Beach Resort & Spa. Dawn Beach is famous for its reefs and snorkeling. Hit the beach or go swimming at the hotel's pool. The tour desk will set up any activity that guests desire, from a sunset sail to playing golf on Anguilla to jet skiing, parasailing, surfing, or taking a banana boat ride on Orient Bay.
The capital of Philipsburg (Dutch side), the exquisite Orient Beach, and the restaurants of Grande Case are all a 15-minutes drive from Princess Heights.

Perfect home for a week in St. Maarten
We wanted a comfortable place for our family of 3 (1 adult son) to stay while re-visiting St. Maarten from Christmas through New Years (had been there during the holidays 10 years ago). We knew we wanted to be in the beautiful Oyster Pond area - quieter, less touristy, and not dominated by resorts. We also wanted a place we could be comfortable just hanging out, whether being together or each doing our own thing, with a beautiful view. Princess Heights was all this and more. The 2 bedroom condo was beautiful, tastefully decorated, and laid out perfectly for our family. The view of the ocean and St. Bart from the spacious balcony was gorgeous any time of day (despite the ugly Westin hotel below, obscuring all but a glimpse of the beach itself). Each condo has a view (really) and feels very private the way that the building is laid out. FYI, we were in the older of the 2 buildings and on the 7th floor. The hotel staff was friendly and helpful. Highly recommended for those who want the feel of being in their own place but don't have a large enough group to rent a villa. Not recommended for those who want all the amenities of a hotel or resort, or who want to be closer to the nightlife of Phillipsburg (a 30 minute drive, but sometimes there's a lot of traffic). Better situated for the French side - close to Orient Beach and a beautiful 20-25 minute drive to Grand Case. Dawn Beach - just down the steep hill from Princess Heights is also beautiful, so no need to venture far if you don't want to.

Caribbean vacationer
Relaxing, quiet getaway
After 4 days in bustling Philipsburg, my boyfriend and I stayed at Princess Heights for our last 3 days on the island. Although located only a 10 min. drive from Philipsburg, Dawn Beach had a completely different feel-- it was much quieter, secluded, and felt more like a resort. We stayed in a studio, which was much more like 1BR anyways. The decor was very clean and modern, the bed was super comfortable, and the staff was incredibly kind and helpful. The pool is a bit small but still great for sunning and feels private. We have full access to the Westin facilities, which is only a short 5min downhill walk away. The pool also opens up directly to beautiful Dawn Beach, which I thought was the nicest of all the beaches I visited during my trip (Great Bay, Simpson Bay, Maho,Orient Bay, Dawn Beach).

Do some grocery shopping on your way to Princess Heights, as markets are a bit of a drive away. Or, the Westin also has fantastic dining options. Grand Case and Philipsburg, which offer fantastic dining options, are also only short drives away.

The hotel is wonderful, it was our second time there and we plan to go back again in Feb. A bit off the beaten path, but close to Dawn beach. Nice joint

Outstanding experience @Princess Heights
Stayed in unit #403. Unit #403 has recently been totally restored. New stainless appliances, new furniture, new Art Work, new granite counters, marble floors restored, two new wide screen HD televisions wall mounted, glassed granite/marble shower, new balconey furniture. Amazing view from the the double balconey, one flight of stairs to the large pool. great sunrises and moonlight over looking St.Barts. Great to see St.Barts from your bed, first thing in the morning. Great location, great staff. Highly recommend it, we stayed 20 days!

Many excellent restaurants both local to Dawn Beach and short drive to Orient Beach and Gourmet Heaven, Grand Case. My favorite restaurant on the whole island is Le Pressoir. Perfect food, menue, wine list and the husband and wife owners/chef are great people! Cant say enough wonderful things about Le Pressior!

Secluded hideaway at Oyster Pond
Quiet and reserved getaway in the hills surrounding Oyster Pond. This multi level resort is near the Dutch / French border and close to all of the amenities of the Dawn Beach / Oyster Pond location. This is the first time we have stayed in this area and while it is a ride back to town and the majority of the restaurants and nightlife, it was a wonderful stay. The rooms are nicely appointed, spacious, and pleasantly couple friendly. Nice restuarants are close by and many that we had never tried before. We were not dissapointed and actually met some very nice folks who have been on the island for many, many years. We would go back again as the facility, the people, and the area were all very nice.

Intimate & Elegant Princess Heights
We had the two bedroom deluxe suite. The hotel is located above Dawn beach with a beautiful view of St.Barts from the balcony connected to the rooms. There are marble floors,3 flat screen tv's,a kitchen with a large refrigerator,microwave,plenty of utensils,coffee maker,& dishwasher. The hotel is located above Dawn beach with easy access to Busby's restaurant and 2-3 other restaurants.Also,there is an atm close by.Orient beach is a 10-15 drive & Grand Case another 10-15 minutes.Also,Phillipsburg is only a 20 minute drive.The hotel was very peaceful,clean,with a friendly staff,and a vey nice pool with a slide for the kids.This was a good size 2 suite with plenty of room for the 2 adults & kids.I would much rather stay at this hotel than a large hotel such as the Westin below.I would really describe these rooms as condos.I would highly recommend this hotel to anyone for a romantic getaway or for a family.I will stay here again.I highly recommend renting a car.

St. Maarten vacation mid August
The room was very spacious and clean. You have plenty of privacy as well. Internet didn't work but I think was because of some work in progress.

most amazing trip
It had the most breath taking view of the ocean. At night when the moon is out its to just eclipictic, and romantic.One problem is no resturant in the hotel, but Big Fish is walking distance and its worth the walk. The food at that resturant is ten times better than olive garden. But the staff was friendly and respectfull. It was very relaxing and worth the trip. The island is contigous and im from the caribbeans so that should say it all. all worth it.

And if you by and chance want to loss weight this is the trip for you. Walk to the beach at Westin or the dinners instead of taxi and its sure worth it.

Perfect getaway
We reserved the one bedroom, which was amazing and in the new building. Great furnishings, and the bed was really comfortable. The place felt like it should be $500 a night. This place is perfect if you want to be out of the hussle and bussle of things, yet a close drive to anything you could want. The pool was small and looked nice, but we opted to walk to the Westin just down the way so we could go in the ocean or pool and have some drinks. Although Princess Heights might not have all the ameneties as the Westin, they are just a few footsteps away, and you get a nicer room for the money than you would if you stayed there. We enjoyed eating down by oyster pond, and driving to the french beaches, especially friar bay and happy bay, which are more secluded. Also Pic Paradise the highest point, and the Loitere farm is a good stop. We also were only 15 minutes from the shopping in Philipsburg. I would not think twice about staying at Princess Heights again, but if you want to party this is not the place for you.

If you are there on a Sunday, the beaches and some restaurants are open, but limited shopping times, be sure to shop on the weekdays/saturday and designate sunday for a beach day.
