Simple rooms, stunning location, wonderful staff

Our beachfront room was basic, as most rooms in Tulum are. We had a balcony facing the ocean, with stunning views, the sea breeze and sounds of the waves. They provided both shower and beach towels, shampoo/conditioner, and soap in the rooms, and lounge chairs/ umbrellas on the beach. The free breakfast in their lovely little restaurant was good -- coffee/tea, toast with jam, and fresh tropical fruits. The staff are very helpful and keep the place very clean. We didn't rent a car, so were pleased that Kin Ha is located within short walking distance of nice restaurants (Amansala and El Tabano), drop-in yoga classes (Maya Tulum) and bike rentals (Amansala). The only "wish" would be for a ceiling fan -- we didn't think to ask for a room fan, so I don't know if they have them.

Simply Paradise

Kin Ha is a simple, no-frills hotel in a beautiful location. The bedding is clean but minimal, the hot water works only some of the time, and there are no outlets in the room. However, you are RIGHT on the beach, with ample chairs and umbrellas and a couple hammocks and boogie boards. The restaurant was good, but Mateo's and Zamas up the road had a better "vibe." You can spend all of your time on the beach, or rent a bike and go to the ruins or set up an excursion to the preserve, Sian Ka'an.

Not recommended. Good points

Not recommended. Good points : Beach location & friendly staff Bad points : Both hotel & meals overpriced ( this may apply to many hotels on beach at Tulum ). But for this price I would expect to get a good nights sleep - we had no electric at night, too hot to sleep at night, no ventilation, difficult to keep rooms clean of sand. We couldn't wait to leave hotel - it was not paradise , more an overpriced endurance test ! Andy & Meg

Recommend Avoid at all cost

Got in; room we requested was not available; we needed two beds but only got a single. They suggested an upgrade for 500 pesos. We were not interested but after a few minutes and some phone calls to senior managers (or whomever) they said, since no one was using the room with the two beds and a nice water view, we could have it for one night without charge. We got inti the room and unpacked and then came down for supper. It was then that the manager said we could not have the room without paying the upgrade. We could pay or pack up and go to another room near the street not facing the water. We declined to pay extra, packed up and went to second room. Some of the staff were not pleasant after that. We left after one night. It is a nice location. I think the extra 500 pesos would never have been recorded. Also, once we checked out, we were denied use of the rest room facilities. Staff suggested that we mmight go next door. And they use a generator at night. The power is not compatible with USA phone chargers. It fried our phone charger leaving us without communication for the night. No outlets in the rooms. The phone charger got fried at the reception desk where we ask to have it recharged for us. All in all, a very expensive trip because we had to get a driver to take us to a phone repair shop and then a phone parts store the next day.

Tulum, Off Season

All of the hotels in this area are small boutique/eco hotels. They are very personal. Kin-Ha is great if you want to engage the staff and get to know the locals. The staff is friendly and speaks reasonable English. Rooms are very clean but spartan by US standards. These small places are for travelers more into the place and experience than luxury living. Its the rainy season in Sept so rain in the afternoon is not uncommon. All of the hotels here are solar or wind powered so electricity is limited in some and, like all of the others, the Kin-Ha's roof is grass. No mystery what happens with heavy rains. We had a great view, 2nd floor 5 yards from the beach. Having traveled lots of latin countries I am atuned to security issues and found Tulum and Kin-Ha to be exceptionally safe. Kin-ha and Tulum in general is for people interested in getting to know the locals, seeing the Mayan ruins and laying like slugs on the beach. Kin-Ha fits the bill in all categories. The only negative was the advertised shuttle did not exist, at least in the off season. Wish we had rented a car even if their had been a shuttle we would have rented one on the beach. Cars are cheap and driving is easy compared to other Latin countries. It helps going to the ruins, the town of Tulum etc. Don't speed, lots of radar traps. Many places on the beach don't have land phone lines so they often don't take credit cards, not a problem in Tulum town.

Don Cafete's in Pueblo Tulum is excellent Mexican, where the locals eat. Buenas Aires is good Argentenian food. They are close together on the main drag, beach side.
