The architectural design of this beachfront resort means that all 340 villas have ocean views with breathtaking vistas of picture-perfect white sands and the turquoise waters of the Caribbean. The Royal Sands is located a stone's throw from Kukulcan Plaza shopping mall and a short walk from La Isla Shopping Village.
Leave your cares behind as you indulge in some Spa time. Take the plunge and enjoy Cancun's water sports, The Royal Sands Marina is opposite the resort on the shores of the lagoon. Relax poolside, play tennis and enjoy a tempting array of dining choices, theme nights and live entertainment with something different every night of the week.
Guests staying on Saturday night may need to change units. The hotel will work to avoid this scenario, but when necessary, management will work directly with guests to streamline this process.
Beach activities include volleyball and sand castle building and there are sun loungers and shade umbrellas. There are two large pools and separate children's pools, all of which are heated during the winter. Pool activities include water aerobics, pool volleyball and snorkeling demonstrations. The daily resort activity program features yoga, aerobics, crafts and beach fun. Sailboats are available at The Royal Sands Marina. Water sports such as snorkeling trips, scuba diving, windsurfing, fishing and boat trips can be arranged at the in-house travel agency. There are three lighted tennis courts at the resort and tennis gear can be signed out at the Sports Desk.

- The Standard Rooms at The Royal sands sleep up to two people. They have two beds, a private bathroom and a door leading out on to a smaller balcony. The resort is beautiful but NOTHING is included
The resort was quite nice and clean. However, everything is excluded from the price you pay. The staff is always trying to sell you things for extra cost. The prices on the resort are excessively high, drinks are around 8 dollars (only one shot of alcohol per beverage) and the food is minimum 10 dollars for something as small as a quesadilla. The grocery store on site doesn't offer much and it is WAY over priced. The entertainment is weak, nothing happens at the resort except for a few activities such as pool/beach volleyball, however hardly anyone participates. There is absolutely NOTHING happening at night so if you plan to hang around the resort, bring your own entertainment. Overall, not what I expected. Although the beach and pools were beautiful, the atmosphere was not what was portrayed.

Home away From Home
The Royal Sands Resort & Spa was one of the best choice I could have ever made. The staff and the location was very nice & beautiful. I really enjoyed the resort it was like I was at home with everything that I needed in the same location. This resort I would continue to travel to from year to year. Thanks Again.

It is not a hotel
The facility was wonderful, well maintained. The beach was beautiful… The problem is this is not a hotel it is a time share. If you plan on staying over a Saturday you will need to move rooms and the process they use moves you into a new room that has not been cleaned yet so they can clean the room you are leaving. When you complain, they point you to their rules that clearly state that you should expect to be moved into a dirty room (by the way the rules are only available in the room, not when you check in). The room we were moved into was unlivable (you did not want to sit down). Things growing in the refrigerator, used towels on the floors and furniture… The original instructions you receive about the move when check in state you need to be in your room at 11:00 so they can move you (not able to plan to be offsite that day). After this all happens and you complain about living in a dirty room, they tell you that you had an option to check out at 11, and check back in at 4 (never having to live in a dirty room). In my opinion a much better option. Besides having to live in a room that had not been cleaned after the last group left, everything was wonderful. I would recommend this to a friend if they were not staying over a Saturday.

don't go, very dissappointed
Me and my husband went on this vacation expecting an "all inclusive vacation." Even though it wasn't that, the staff was unfriendly, not helpful. We were never contacted by our conceire or welcomed for complimentary anything.. We had to hunt down staff for everything. This hotel has wonderful beaches, but it is a timeshare and that is what they are interested in "selling", NOT the customers... WAY overprised for what you get!!!!

Great place to stay
Location was very convenient to airport. We've stayed here before and everything about the place is outstanding. Staff wonderful, the pool area & beach is terrific, and the rooms were excellent. Only complaint I had was the little pillows. Full kitchen so very convenient if want to reduce eating out expenses. The grocery store in the resort was reasonably priced and had a wide selection.

There is regular Royal Resorts bus service that will take you to the 4 other Royal resorts in the area (at no cost). We took the bus to the Royal Cancun site closer to town and ate at their cafe on the beach and walked the beach before catching the bus back.

Enjoyed the Royal Sands
With the exception of having to change rooms mid-vacation (it's a time share complex), we had a great trip. The staff at the Royal Sands is really top notch and made our stay fantastic. The crowd was a little on the older side, but we really wanted a nice relaxed locale without worrying about house music at the pool or spring breakers, so this place fit the bill.

Happy stay at the Royal Sands Resort, Cancun
We selected this resort based on the positive reports on the internet from other travelers and we are very happy with our stay. The location is good, with the Kukulcan Plaza, a classy shopping mall next door (five minutes walk to the north), and Katsu-Ya, an upscale Japanese Restaurant, just across the road from the mall. We would have given a nine instead of 8.5 had it not been these two areas: 1) The beds are too soft and not up to international standards when most hotels are now offering harder beds especially for people who might have back problems 2) The two adults pools are a bit shallow, maximum 4 feet 8 inches; not deep enough for hydro therapy exercises (where you ride on a styrofoam noodle which keeps you afloat and walk in the water).

Return fare at USD24 per person by a van to hotel zone can be bought at the arrival hall taxi desk, versus 64 dollars taking a taxi if you are not in a hurry. This mode of transport is as safe as a taxi as both are operated by the same people.

Great experience, great value.
I thought this was the best hotel I've been to in Cancun so far (out of 4 previous hotels). It has an accesible beach as well as a great pool. The on-site marketplace is well stocked with fruits, vegetables and all other foods, and allows you to put together a cheap breakfast or lunch or even dinner. The rooms were spacious the balconies are huge (both rooms had exits onto the balcony). The staff is very friendly and pleasant. Next time I will book here for sure.
