We stayed in an executive double room at 35 rooms for 10 days during a family trip to Beirut. The location was good, breakfast (free) was sufficient, and the room was spacious with good AC and free Wi-Fi. These are the good points. However, the
room was dull and grey with some design flaws (nothing like the amazing website photos), the bed was uncomfortable and small for the room, and the carpet was stained and dirty. We did not use the kitchenette because the sink water leaked on the floor (some plumbing problems). In addition, the bathroom sometimes smelt bad (drains?) and could do with better towels. The toilet roll, soap and other essentials were not replaced daily when used up. The room rate was reasonable but for the price this is one of the worst hotels we've stayed in. We toured Jeita Grotto, Jounieh and Byblos which we highly recommend.

Short walk from hotel
Zaatar w Zeit near the AUB was a good place to have lunch. Best shopping in Beirut was in Beirut Souks.
