Great location, mediocre hotel

The good: The location is perfect for exploring Kyoto. It's in walking distance from great restaurants and nightlife (notably, the Gion district is walking distance). It's also a perfect central base for exploring all the sights and attractions that are all over the city. The hotel is just steps away from a major subway station (shijo). There is a Starbucks and a cafe in the lobby, which is convenient. The bad: There is no Wifi in the rooms, but that is standard in Japan. The rooms are worn, the beds are rock hard, and the staff is unhelpful. Based on the quality of the room I felt we were overpaying, but really what you are paying for is location.

Below Average Stay

The only good thing this hotel has going on is its location (e.g. walking distance to Nishiki Market, Sanjo-dori, Pontocho, Gion, Shinbashi). If you are a coffee drinker, it is convenient to have a Starbucks on premise, but given the many coffee shops in Kyoto this is hardly a benefit. The staff were friendly and helpful. Placing location, the Starbucks, and a friendly staff aside, this hotel is sub-par in all ranges. The room was dirty, run down, and smelled. The beds were old, and although we didn’t see any, probably loaded with bed bugs too. We had two twin beds, and we were able to feel the springs of the mattress. The carpet was filthy. It must have been a shade of gray or yellow at one point, but we couldn’t tell because it was so stained and in desperate need of replacement. The bathroom was also dirty and moldy. To add to the negative experience, the air conditioner hardly worked and the windows were permanently closed so we couldn’t air the room out. For the price, I was expecting at a minimum a 3-star experience, not the 1-star we got. Stay away from this hotel.

Sightseeing tip: Short walk from hotel

The location of the hotel makes it convenient to visit nearby attractions. The Nishiki Market is a great place to start. You’ll find all sorts of interesting and tasty foods there. When you get to the end of the market, you’ll be close to Pontocho, a great place for food (excellent ambiance) and spotting Geishas, especially in the evening. Gion is another good place to see Geishas and experience old Japan in an urban setting (20-minute walk from this hotel). If you like to walk, you can head to Southern Higashiyama from Gion (15-minute walk). There are plenty of temples and interesting places to visit.

Great Deal

I stayed here for less than $50 usd a night .. cant beat that. But the hotel is older and nothing special that's for sure. Quite small and dingy.

Great location and great price

The hotel is located just a few steps from one of the main subway stations in the heart of Kyoto and only a block from a main bus stop. The single room was quite small, but this is typical in Japan. It's more of a place to sleep and shower than hang out. The hotel is very nice and staff were very friendly, attentive, and spoke English. The main lobby has a shop for snacks and desserts that are well priced and a Starbucks that is open early/late. Couldn't ask for a better place and at the price it's a steal!

Pick up the all-day metro/bus pass. Kyoto caters to tourists and their city bus system is a great way to get around and see the sights.
