Great location and value

Would recommend Sat, Aug 29, 2015
The hotel has great location and very comfortable rooms. Compared to other hotels we have stayed in Italy, this was certainly larger. The furniture and decor was dated but everything seemed clean. Breakfast room was small but adequate. The staff was not the friendliest.

Honeymoon

Located steps away from the main piazza, location is what makes this place great. Out room did have a food odor due to the restaurant next door but we didn't mind. Compared to other hotels, we were very pleased. Each morning we didn't have to take a water taxi to the main area. Right in the heart of San Marco, you couldn't ask for more

Good Location but not for family

Would not recommend Tue, Oct 7, 2014
We went their with our 18 months old child and it was 25 degree+ and rooms on noisy street as it is located next to San Marco the busiest area of the Venice, and we have told that Air-condition is not available from October onward as per some energy saving scheme, and there are horrible mosquitoes which would not let you to sleep and bite you everywhere and you would look like you have some decease after that many times bitten by mosquitoes. Breakfast was very ordinary.

In the Heart of San Marco, Venezia

Would recommend Fri, Aug 29, 2014
The BEST part of the hotel is its prime LOCATION in the heart of busy, beautiful San Marco. There are plenty of eateries and bars steps away from the hotel. Although, like most places in Venice, it is somewhat difficult to find. However, you have to go outside through a BACK ALLEY and be buzzed in TO GET TO YOUR ROOM. The rooms are small with OLD FURNISHINGS yet the BATHROOMS seemed updated and WELL-MAINTAINED.

Great location

Would recommend Wed, Jul 23, 2014
Very conveniently located near St. Marco. I had a triple room, room size was good, it was room 302 which you take the elevator to second floor, and climb 10 steps to the room. I believe for Venice it was good. Breakfast was OK, typical i guess.. Reception was good. Over all, i would stay here again

San Zulian Hotel

Would recommend Mon, Feb 24, 2014
We only stayed in the hotel for one night with our two children. Staff was very friendly, room was clean with a nice bathroom. Breakfast was good, not cooked English but better than continental. Very well situated, near St Marks square. Can recommended this hotel. Only missed coffee making facility in bedroom.

Pretty good value small hotel right in between St Mark's Square and the Rialto Bridge. Breakfast was basic but good enough for the price (this is Venice!) and the room was also good if quite small (this is Venice!). Would definitely recommend. Nothing else in the way of amenities - there isn't any space!

The Good, The Bad & The Ugly

Would not recommend Thu, Oct 31, 2013
The Good: Fantastic location, a few minutes from St. Marks Square. Nice sheets & towels and clean. The Bad: they stuck us in some kind of overflow annex with the lumpiest bed I've seen in years. The Ugly: management who acted like we were idiots when we discovered that we were not in the actual hotel (when we arrived we were taken from the ugly lobby outside & around the corner & up some steps to a strange 3 room area. We had no idea that farther back behind reception was the actual hotel. Hey, it's Venice, everything is chopped up and around little alley ways.) When we complained the next morning they turned on us. Were incredibly rude and obnoxious. We were moved to a lovely room in the main hotel but the TV didn't work & couldn't be fixed because the person went home. Oh well, plenty to do in Venice but would have like to have had a working TV. The "buffet" breakfast was tiny & they ran out of coffee. I had to track down someone to get some.

Great location, but it is simply okay

Would recommend Sat, Oct 5, 2013
I have mixed feelings about this hotel. The staff was helpful and professional, the location is superb, but the rooms need to be updated/modernized. The bed felt old and the sheets were a little uncomfortable. The staff and location definitely make up for the outdated feel of the room. This hotel might not be our first choice next time we are in Venice, but I would consider it and would somewhat recommend it. I feel that a Venice stay is highly overpriced. The hotel is very close the tourist attractions of Venice.

Money saver

The public transportation system might seem like a hassle to use but it is a better option than the expensive taxis. Venice is too overpriced, the taxi ride from the train station to the hotel took about 15 minutes and cost us 45 euros (too much for someone with a humbling budget).
