Nice location, right next to the tower. rooms are clean. breakfast is a little too simple.

Prime location, friendly staff. The room was OK in general, but don't leave a clean feeling (old carpets, furniture, curtains and wallpaper). Overpriced for what you get.

We could see the top of the leaning tower from our hotel room which was good, and it's easy enough to get around Pisa. It was a quirky building which felt a bit more personal than your standard chain hotels. Breakfast was OK. There is a restaurant right next to the hotel which we dined at a couple of times and it was very nice food. The room was very quiet. The bathroom was small, and cigarette smoke got into our room through the bathroom vent. This was quite unpleasant as it was quite strong, neither of us smoke and we both had colds!

Very comfortable. Location was very good I could see Pisa from my bedroom window. Close to good restuarants. We had a great meal at the Hotel restuarant.

We spent one night here on our whirlwind Italian adventure. More or less the standard European hotel room with a small attached bath including bidet. Our room looked out onto street with view of Leaning tower. TV and A/C included. Small walk-in shower with curtain so the floor got a little soaked. You get real bath towels - not the chamois-type things. Room was simply decorated and clean. Windows could be open and had shutters. Hotel has elevator. Nicely furnished lobby with attached restaurant; small indoor seating area and nice, covered outdoor seating. Included breakfast with standard fare of croissants, rolls, yogurt, juices, etc., nothing exorbitant. We did not eat dinner here so I can't tell you about the food. Not a big deal, but the only disconnect was the check-out time. They responded to my pre-trip e-mail that check-out time was Noon. The owner indicated he would like to have us out of the room by 11 AM but offered to keep our bags. I would say that this hotel is a little more pricey than its peer group but probably justifiable based on it's great location.

The Villa Kinzica is a charming little place just steps from the Leaning Tower, Cathedral, Baptistery and Campo. The staff is courteous and helpful and the included breakfast is lovely. Highly recommended.

A fantasctic location and very kind service.

stanza molto bella,grande e pulita (la42), ha anche il balcone che da sulla piazza. bagno piccolo e stretto ma pulito e bella doccia. reception mooolto gentili, come tutti i pisani. posto eccezionale dal balcone si vede la torre... nota negativa ,forse, la colazione è un po povera, un panino un cornetto, con le marmellatine, ma tutte le bevande calde e fredde che si vuole. prezzo nella media. consigliato

Süßes kleines Hotel, in unmittelbarer Nähe zum Dom-Platz. Die kleinen Zimmer sind sauber und bieten teilweise direkten Blick auf den schiefen Turm. Das Bad war leider sehr verlebt und winzig. Sonst top!
