Surprisingly good.
I live in Brisbane and needed a few nights accomodation down the gold coast over the Xmas break. Paid for a city double room sub 150$ per night. Given room 1205 which had an ocean view and faced north towards Southport. Room was clean and modern, with an empty bar fridge which allowed us to buy juice/milk etc. self serve parking was available for 8$ per day which was reasonable. Walk to beach was 3 minutes, passing by lots of coffee and breakfast shops etc. the hotel foyer also had a coffee cart with organic coffee too. Surrounding shops and amenities were open long hours. There is an amcal chemist open until midnight 100m walk away where you can buy all the usual products (sunscreen deoderant hats toothpaste etc) at pretty reasonable prices compared to the other independent retailers. Getting in and out of hotel with car is easy compared to other surfers locations. It is simple to get to chevron island etc. I would definitely stay again at the cheap rate 150ish per night. I never used pool(s) - why would you with beach so close. One child in room age 3 and under stays free. Any more and you are supposed to pay. They never charged or challenged us for our second child.

Large chain pharmacy located around the corner. Ask for an empty bar fridge, and then you can stock with juce milk etc and buy breakfast cereal and some disposable cutlery / dishes etc.

The staff are polite, friendly, and very helpful. Parking is a breeze, no worries at all. Location is fantastic...very near the beach and close to all shops, stores, and evening markets. The room we stayed has an updated look, even better, a balcony for a wider view of the northern area. Great value for a holiday stay.

Great Location, Great Hotel
The hotel was within walking distance of everything. And I mean everything. Restaurants, the beach, activities. It was perfectly located.

About a block over from the hotel is where all the bars, pubs and restaurants are. Maybe a 5 minute walk. Along the way are a bunch of shops and a shopping center as well.
