HORRIBLE! There was construction going on in our back yard and BeachTree was unaware that the construction crew would be ... there. There were holes in the furniture and walls. When it rained outside it rained in the master bedroom due to cracks in the ceiling because of the construction. When I complained about the holes in the furniture and in the walls the manager of Beachtree [...] came over, looked around as said " what do you expect for the money you're paying." I then called the office and got hung up on three times by [...] staff. [...] is a complete jerk with no respect for his customers. I cannot believe he thought that place was acceptable to rent. I have never been so unhappy, I was on the verge of tears, I could not believe how my family was being treated and there was absolutely nothing we could do about it. When we asked for a refund the first time [...] said " I am not giving you back anything, there's nothing wrong here." Eventually, after being there for three days he agreed to a refund but it was too late for us to book somewhere else so we just stayed. My vacation was ruined because of [...] and his rude staff. He even went as far to say, "People usually go to the theme parks, WHAT! are you staying in the house the entire day?" I took pictures of the poor conditions if anyone is interested email me at [@] I will gladly send them. I usually book with Magical Memories or Bahama Bay Resort, I would recommend both.

It was great having the Wal Mart Super Center on Highway 192 (at the Medeival Times) just 1/2 mile from us. That place is busy with tourists even at 11:00 at night. McDonald's is inside. Another hint: paying an extra $40 for a Universal Studios Express Pass for both parks is really worth it. We were practically next in line at all 25+ rides and attractions in both parks, compared to an hour wait at each.

When we first checked in went to condo, tv didnt work. Was told they had cable, when calling the office, they stated that the ... fiber was cut and moved us to a different condo. Once we moved into the new condo, we turned the tv on, there were only 3 channels, all of which were fuzzy bad reception. There was no cable. The pool was very small and was told it was heated, when asking about it, the attendant said the heater had broke the week prior. Starting to see a trend. When we took off our shoes to go in the hot tub, we were instantly bit by fire ants!(OUCH!!!) We had to keep our shoes in the hot tub and clothes on the rail or they would be full of ants. Overall, if it is space you are looking for, it was ok. There were no ammenities, be prepared to buy EVERYTHING! 1 roll of tp in the baths, had to buy more. We actually cut our stay with the villas a day short and moved to an actual hotel with a pool and cable tv.

I was there for a graduation at the Amway Center, once you got in the rooms it was wonderful, but getting there was the ... problem. At night frogs were jumping everywhere. Major problem when you have a fear of frogs..................sorry never again. Then they left a notice on the door about leaving the rooms clean the way we found it, why when there is a hidden charge of $50.85 for cleaning the room. Now, I was diappointed in that. I didn't see it prior because my daughter made the reservation, but you should put that in larger print.

Overall, staiyng itself was fine. To my surpize week after we left I found charge for 226$ on my credit card. Per villas ... owners, we left cigarette burnmarks on sofa and beds. Nobody ever smoked in our family - we didn't have cigarettes,lighter,matches to do it !!! Was trying to explain this to them nicely over the phone, but they don't want to listen. So far, it's my worst hotel experience ever. AVOID STAYING THERE !!!

This is a 2 br condo that is located close to the attractions. It is a little older so the bath room fixtures are dated. The ... pool is in walking distance & there is a small work out room. There is a small clubhouse & a place for cook outs.

The BeachTree Villas have properties in a general one or two square mile area near their main office in a Kissimmee ... neighborhood. I was somewhat surprised that I had to drive two miles south to get to our rental, in what appeared to be the middle of nowhere, futher from Disney/Universal Studios than I would have liked. One plus was that it put us closer to a WalMart Super Center that was east of us. Loved the three-bedroom villa/condo. Spotless and spacious inside. Nice clubhouse and pool. Staff at the main office are very nice and helpful. One issue: Every two or three mornings at 7:00 a.m., garbage trucks came by to empty the two big dumpsters next to our building..... extremely noisy, could not get back to sleep. Can't waste disposal employees work from 8:00 - 4:00?

We rented a 3 bedroom unit and we would not go back again. On the good side, there was plenty of space and the location was ... convenient to any of the Orlando attractions, food, groceries. The bad was that the unit offered only the minimum of features. There were two tv's, but they were older without the ability to connect video game consoles easily. They didn't get half the channels on the cable system. The kitchen had basic utensils, but that was it. The toaster worked poorly, there were no baking pans, the refrigerator leaked. Overall, we were running to the parks and other activities most of the time, so we didn't need much from the unit we stayed in. If we were looking for a place to hang out the majority of the time, we would have been very frustrated with this property.

You get what you pay for

The condo was spacious. Large rooms with a full working kitchen and a functioning washer and dryer. The location was ... excellent...not to close and and not too far away from the parks. Easy to find and not to difficult to get in and out of. I found it odd that the "office" was a house a couple of miles away. We don't do this very often, so maybe that's the norm, we just found it odd. The condo was dated and the front steps were scarey and the whole building was in need of pressure washing. No matter how gentle you were, the front door always sounded like they were slamming. There were bees everywhere, but that could also be the time of year. Not sure what I liked more, the domestic in the condo below us on the first night or waking up to cattle in the yard the next morning. To give credit, there was a team of workers repairing or replacing the front steps on another unit when we left. And the security guard was protecting the unit with a menacing stance when the cattle escaped from the pasture behind the unit. The complex is next door to a fire station so sirens were audible throughout the night. Was it bad, no, but would we book it again? No. Again, spacious and we never felt anything but safe in the unit, it's just not for us.

For the price this couldn't get much better.. The staff was very helpful making sure we got everything that we needed and ... much more. The villa was in a nice location, had just about everything you needed for your stay and was very roomy. Would come back again.

Large unit close to Disney. The only problem was our upstairs neighbors has children who were literally running around in ... circles above us all day long. It sounded like a stampede up there. The ceilings are very thin, so if you have loud people above you it's very annoying.If it weren't for that there would have been no complaints.

EVERYTHING WAS LESS THAN 25 MIN AWAY DRIVING DISTANCE. WE WERE IN THE CENTER OF IT ALL. GAS STATION ON THE CORNER, COUNTLESS MALL, WALLMART. ALL DISNEY ATTRACTIONS ARE 10 MINUTES DRIVING DISTANCE.

There are several Buffet type Restaurants closs to the Villas. We had breakfast in the room since we had a full kitchen, but Perkins got several of our dollars also. Pack ligh and use the Washer-Dryer for convenience.
