Great location - right on the beach and two blocks from Lincoln Road. 1 1/2 blocks from Parisian Cafe for fantastic French ... breakfast/lunch. Wonderful art deco architecture, spacious lobby and seating areas, lovely pool area. Carpet and room furniture badly in need of update. Possibly our room not indicative of all. We faced the beach with a wonderful view from the 14th floor.

The hotel lobby is nicely designed & upscale with friendly staff at the entrance. The front desk staff was not very ... friendly, lacked personality & it took time for them to acknowledge the next guest. It was very deceiving to find out there was an additional mandatory $20(plus tax) daily fee for internet use & pool towels. Normally that is optional & it changes the total cost when comparing prices online. The front desk clerk told us to go in the wrong direction for our room, and the carpet in the room was very old & hideous. The only positive experience about Royal Palm is location. I would not recommend this hotel!

The hotel's location is the best you can wish for on South Beach and that's reflected in the price. You are within minutes ... walking distance of everything, never had to take a cab for the beach, the restaurants or the night life. The staff are friendly.The bad? The website mentions a hot tub... there isn't any. The pool was fine and heated although for the most part of the day is in the shade because of the big building next to it. The gym equipment is rusted because it sits outdoors. Our room was charged for a 40 dollar DAILY valet parking fee (160 dollars for 4 days 3 nights) although we didn't even have a car. They took the charges off when I complained about it but without an apology and only after keeping me at the desk for half an hour until they checked with the valet driver that I was in fact not lying. Way to go to make me feel welcome! The rooms are clean enough although there were stains and paint was peeling off the dressers. The bed was lopsided and we found out on the last day was being held up through the center by a brick and a piece of wood! [...] just go have breakfast at the "front porch cafe" down on ocean drive, best breakfast ever for much less...

I spent my time in the city, on the beach, in the stores. I didn't need a big hotel. Although the hotel is clean and very ... nice I know now that if I go back I will go to something cheaper and still enjoy the SoBe. The hotel is clean, safe and five star.

the hotel is old cold and they charge you $22 a day for wifi and other things that should be included with room charge, the ... food is expensive and they didn't replace the coffee in the room everyday unless you call, the rooms do not have a small refrigerate and they call them selves a resort. no spa and things just are not good at this place.

The only positive was location, great if you like South Beach Miami. This hotel did not even have blankets on the beds nor ... wash cloths because they said they ran out. Air conditioner vent cover fell off the wall. Two golf ball size holes were in the wall in our room. Bath tubs would not drain. Most of fitness equipment not working. This hotel also charges $19.00/night resort fee. Parking was 39/night. This place is a one star at best. Total dump!

Normally you go to a hotel to stay in a place that is at least as nice as or maybe nicer than your own home. This hotel did ... not qualify for this rule. Simply put, it was a total disappointment and it is in no way shape or form a 4 star hotel (as labeled [...]) - more like maybe a 2 star hotel. The furniture was chipped, torn and stained. The paint was peeled off the walls. The hallway carpet was stained and there were stains on the room carpets. It was freezing cold in there - I think they do this to keep the smells down. The hotel needs a total revamp. Old style t.v.. It wasn't that clean. It was simply horrible for the price that was paid for the room. Thank God it was New Years and we were out and about.

We were in town for the weekend for a football game in January during record cold weather. Thought hotel was upscale but ... turned out to be usual bare bones, over-priced beachfront with good location. If we booked for a week would have done more research and stayed elsewhere.

I have stayed at the Royal Palm in the past but was fortunate to stay in the towers where ALL of the rooms have been ... renovated. [...] Furnishings are beat up,some of the rooms are very small. However the location is exceptional and the pool is decent. In Miami little time should be spent in the room any how. So if it's just about taking a shower and getting a few winks it's all good in a fantastic location on the beach. Why not??

My husband and I came to South Beach for a wedding and I choose this hotel because everything was eccessable to us by walking ... distance and they stated it was newly remolded. We got there and were inpressed with how everything looked. We got an upgrade on our room wich was nice for no additional charge. When we got into the room the bed was aweful, carpet dirty, bedding actually dirty, duvet cover full of holes, and it looked like the room hasn't been dusted in months. We were shocked! The door even had all broken locks.... no wonder it was a free upgrade. I called the front desk told them very calmly that this room was not exceptable and we would like to change rooms all though the upgrade was very generous of them. The guy sounded suprised and appologetic. He said the bell man would be up in a moment to give us the room key for the same style room just accross the way. This moment took more than 10mins. When he came up he seemed like this situation happens a lot and that it's an old hotel and the rooms are in need of remodeling. I do know that some rooms have been updated as the front desk person asked if we wanted to pay an additional $35 per night to enjoy a remolded room. We declined thinking how bad could it be. The second room was much better although it still had its issues. The light in the bathroom flickered, the light in the shower was hanging half way out of its socket and the carpet was stained (which could easily be removed with a cheap steamer). The sheets and duvet still had mild rips, not sure how the house keeping doesn't notice that. The view was very nice and we were able to ignore all these things as we didn't have kids so lets just deal. The hotel charges you $19 per day to use the amentites even if you don't use them. Where ever you go all around the area and hotel, the staff automatical charges 17%-19% gratuity for EVERYTHING! The staff was nice but because of auto gratuity they had no insentive to make sure you were happy or enjoying everything. They also hope you don't notice that it s there so you tip twice. (I fell for that when we went out the first night and belive me, I called to have them credit my card.) All and all the experience was ok but the hotel next door looked a whole lot nicer and the bartender pointed out gratuity on the bill (the person who did the whole visit). If you stay be worned, you get what you pay for and sometimes less. We do not plan to visit them again.

This hotel was terrible. Dirty windows, paltry linens and towels. Staff was unaccommodating. Maid threw away a medical device ... sitting on the night stand that costs $600. They also had a mandatory resort charge that was of no use.

okay for the money. might depend on what you are used to. if you want a five star hotel do not stay here. if you want great ... location for cheap price(at least for south beach) it's great. old hotel and furnishings. we paid the extra for ocean view - worth it! I would probably pay more for something nicer next time. would recommend if you are on a budget.

You will be charged a mandatory additional $19.00 dollars plus tax ,per day, for a resort fee when you arrive! Dirty-- ... floors, furniture, pool area -- stained, worn out furnishings and carpets. Very Poor Maintanence! Staff was lacking knowledge and care of there hotel.

4 Stars Not Created Equal

I've stayed in 4-star hotels before, and this was not it. There was an iron burn in the carpet, stained shower curtain, ants ... in the room (and I was staying in one of the top floors), the furniture had nicks and dings, the closet doors were made in the 70s...the room was nice, generally clean and the hotel was in an excellent location, just not the 4 stars I was expecting. A friend of mine who is a local, however, said that for Miami Beach, this was 4 stars...so perhaps it's all relative. If this was 4 stars, I can't imagine what a 2-star or 3-star property would look like.
