We live in the Bay Area but after a late night show didn't want to drive home. We did not receive the restaurant credit ... promised in our booking. They claimed we'd been "upgraded" to the type of room we booked, gee thanks for the favor. While the street noise is manageable but for the occasional siren, the interior noise is ridiculous. True, that is partly the fault of our fellow patrons who couldn't shut up at 2 and 4am the walls are thin and the noise becomes ambient and directionless so you couldn't complain if you wanted; you're just surrounded. They start cleaning rooms at ~8:30am on Saturday AM, so once your neighbors settle down you get woken up by vacuuming. They have soap, iron, hairdryer, and a single robe for dual occupancy, but no shampoo, conditioner, hand lotion. Grout is coming apart in the soaking tub, putting the faucet on high to fill it causes the shower to come on at random, stopper leaks, large nails sticking out of the crown molding for no apparent reason. The associated lounge is slow with bad service. Over-priced even at $129 for the corner club suite w/view, although the balcony and sliding window screens were nice. Bed linens are comfortable, but the towels belong in a prison. Trying to be a quality hotel but less than a Quality Inn. Fine if you don't plan on eating, sleeping or bathing.

Great hotel / Great location / GREAT PRICE ... Hotel Kubuki is located in San Francisco's Japantown district, with authentic ... Japanese shops and restaurants all around. The area is safe and quiet, and EXTREMELY CONVENIENT. Bus service (38 Muni line - which pretty much takes you across SF from 48th street to Union Square) was right around the corner, so I didn't even need to rent a car (or worry about parking). The room was a bit small but very comfortable. The bedding and linens were high quality (luxury) and the furnishings were great, but my favorite thing about my room was the Japanese style bath (bathroom/shower with a Japanese soaking tub and bath salts). And, I had a wonderful meal at the O Izakaya lounge (attached to the hotel). The food was great and the service even better. I would definitely stay at Hotel Kubuki again, and recommend it to anyone heading to San Francisco.

I spent over $500.00 for two nights in a hotel room worth $80.00 a night at best. The room was small and the images online ... were deceptive. I went outside to chat on the veranda and the next thing I know a security guard is at the door expressing that the neighbors complained that we were talking. Whatever, just a sour experience overall. The best part of the stay was the shower. Overall clean and in a convenient location but not impressive at all.

Very poor front desk staff
Adelle Sep 29, 2009
This was a last minute booking as a convention in San Francisco had caused most hotels to be fully booked. After being quoted ... one rate over the phone upon arrival (20 mins later) this went up, the next day the rate went up again and the staff behind the front desk kept quoting us different rates for different days - constantly trying to push the rate up, despite the fact that their own website was quoting a lower rate! In the end we got o fed up that we decided to book through [...] and saved ourselves $50 a night. This hotel has recently been renovated and you can see that it has been done on the cheap, on the surface it looks good but their are very apparent cracks - the finishing touches are just not there. If you are told you will have a balcony beware as their idea of a balcony is a strip outside the room about 20 inches wide - you can not even stand out there. The location of this hotel is very good - in the heart of Japan Town with Filmore St down the road - great for bars, restaurants and listening to jazz.

Hotel Kabuki - Great price but...
C Sep 24, 2009
You really can't beat the price so I shouldn't complain, so based on that criteria I would recommend, but the internet ... connection reminded me of dial up and I feel that it was advertised as a better hotel than it actually was. It's not that it was not clean, just expected something else based on description and not sure I felt any renovations were done rcently.

I have stayed there before and was looking forward to a long weekend with my husband. Our first room was very small and ... somewhat dirty (dirty towels in the bathroom and the light switch had something on it, not too appetizing.) We asked to be moved and they accommodated us, the next day, to a large, very nice suite. However, this too was not too clean and was very noisy. There was thumping noise that went on all day and night -- a water heater or elevator? Anyway, we left early and will not return there again.

I stayed at Hotel Kabuki a few months back, and everything about it was absolutely awful. However I decided to give it ... another try because it was near to the Curran Theater and Davies Symphony Hall. This time the two women at the front desk were prompt and extremely nice (Last time the man was rude and even though I was the only one in line I stood there for over thirty minutes while he engaged in personal conversation). When I got to the room it was a million times better then the one I had previous. This room looked like the pictures and had a nice cozy feel (Last time the room was shabby and was nothing special). Overall I had a great experience and enjoyed my stay immensely. Before I wouldn't recommend the hotel at all, but now I say it truly is a must.

Nice hotel but nothing is included!
Pia Aug 27, 2009
We were really dissappointed with the fact that we thought we found a great hotel, at a great price. But it was too good to ... be truth. Even though the hotel and room were nice, they charged for everything. They were very thrifty even with replenishing shampoo or instant coffee sachets! We stayed 3 nights and we have to ask every time for more instant coffee. It would be nice that for the price the rooms could have a refrigerator, microwave and real coffee maker since breakfast is not included and it cost around $14 per person at the hotel restaurant. Another thing that disappointed us was the parking. The description of the hotel never says that you have to pay $35 plus taxes to park overnight in the valet parking of the hotel or $16 overnight in the underground garage. That's very convenient but makes the stay at at least an extra $16 per day. That should be clearer in the website. Finally, the wifi was unsecure and slow if you have your own laptop and wanted to work in your room. An in the lobby they have internet conexion but was not free; on the contrary, very expensive. The hotel served our purposes, since it was close to the place we needed to go to (not for touristic reasons) but I wouldn't recommend it for people who travel in a car as a family and a fix budget. Just as a reference, the hotel doesn't have a pool and the fitness center is small, something that didn't bother us too much since we were out the whole time. In summary, if your company pays for your trip, go for it! Be aware, it's not in the most touristic spot of San Francisco, but it's safe and if you like to walk or take public transportation...or taxi, you are OK.
